Banur–Rajpura Highway (NH-205A)

This corridor’s growth logic is distinct from the others — it’s industrial and logistics-led rather than IT or airport-led. Rajpura’s manufacturing base, Banur’s own growth as a town, and NH-205A’s improving connectivity are together pulling commercial frontage demand and residential spillover south of Mohali. 7 Things Smart Investors Should NOT Ignore

A location being “future growth” does not automatically make every property there a good investment. The specific parcel still has to clear its own checks.

  1. Master plan designation — confirm the specific parcel’s actual notified land use, not the corridor’s general reputation.
  2. Title — independently verify chain of title, especially in land-pooling and early-acquisition zones.
  3. RERA registration — for any group-housing or commercial project, non-negotiable.
  4. CLU status — agricultural land without Change of Land Use approval cannot be legally developed, regardless of what a broker promises.
  5. Actual development status on the ground — visit the site; announced infrastructure and delivered infrastructure are not the same thing.
  6. Access road reality — a corridor’s headline connectivity project may not yet reach the specific parcel being sold.
  7. Real transaction liquidity, developer credibility, and resale market depth — a zone’s long-term story means little if you can’t exit when you need to.
