Quick Answer

GMADA development updates 2026 point to one pattern: most large projects, including Eco City-3, Sector 87 and Sector 101/103, are at land acquisition, pooling or objection-hearing stages, not at plot-sale or construction stages. Notices are real, but a notice is not a finished project. Verify the stage on gmada.gov.in before paying anyone.

Every week, someone sends a WhatsApp forward saying “GMADA ne naya sector launch kar diya, abhi book karo.” Most of the time, the real document says something much smaller: a land acquisition notice, a hearing of objections, or a land-pooling form. The gap between the forward and the notice is where buyers lose money.

This guide is a status tracker. For each major project in Greater Mohali, it separates what GMADA has officially notified from what is still only expected. It is based on GMADA’s public notice listings and land-pooling page, supported by newspaper reporting where the official PDF was not accessible to us. We have avoided price predictions on purpose, because prices around any project move differently and need a site-specific check.

If you want the wider picture of every GMADA township first, read our GMADA in 2026 complete guide. This article is narrower: it tells you what stage each project is in right now and what that means for a buyer.

Overview: What a GMADA “Development Update” Actually Means

GMADA (Greater Mohali Area Development Authority) publishes public notices for acquisition, land pooling, hearings, awards, layout changes and e-auctions. Each type means something different. A hearing of objections under Section 15 is a legal step in acquisition. An award announcement means compensation has been decided. An e-auction notice means specific sites are being sold to bidders. None of these, on its own, means a township is ready to live in.

What is a GMADA development update?

A GMADA development update is any official public notice on land acquisition, land pooling, awards, layouts or auctions. It shows the legal or planning stage of a project, not its completion. Buyers should read the notice type, its date and the villages or sectors named before treating it as a launch.

Why GMADA Development Updates 2026 Matter for Buyers

Chandigarh itself has almost no buildable land left, so Mohali, New Chandigarh and the airport belt absorb most new demand. Planned GMADA sectors usually bring proper roads and utilities, which private colonies often cannot match. That is why buyers, NRIs and landowners watch these notices closely.

But 2026 is also a year of caution. Several large acquisition drives are under scrutiny and legal process, and we have covered the investigation angle separately in GMADA Master Plan under ED scrutiny. Reading notices correctly is now a basic skill for any Tricity buyer. For NRIs buying remotely, our RERA verification guide for NRIs explains the checks to run before sending funds.

Status Labels Used in This Guide

LabelMeaning
ProposedPlanned in master plan or news, no legal step yet
Land AcquisitionNotification, objections or hearings under process
Land PoolingLandowners opting for developed plots instead of cash
AwardCompensation decision announced
AuctionSpecific sites offered through e-auction
Under Development / CompletedOnly when ground work or possession is visible
Dates: GMADA’s notice list shows titles clearly, but the exact date is inside each PDF. We name notice titles below and ask you to confirm the date on the portal. We do not present older notices as new 2026 announcements.

Aerotropolis: Land Acquisition, Pooling and Status

Aerotropolis is the airport-centred township next to Shaheed Bhagat Singh International Airport in SAS Nagar. GMADA’s public notice list carries a notice for acquisition of land for Pockets E, F, G, H, I and J, a notice on land-pooling forms published in February 2026 (with a corrigendum), and separate village-level acquisition notices, for example for village Matra. Our coverage of the larger expansion award is in GMADA Aerotropolis expansion explained and Aerotropolis award 2026.

What is confirmed

Acquisition and land-pooling notices exist for the later pockets. Commercial SCO and bay-shop allotment at Aerocity has moved through draws and an e-auction policy, with one draw result dated 14 August 2025 on GMADA’s site.

What is still under process

Final layouts, plot categories, school, hospital and green-space allocation for the later pockets, and possession timelines. Treat any exact possession year you hear as a rumour unless GMADA has published it.

What is happening with Aerotropolis Mohali?

GMADA has issued acquisition and land-pooling notices for the later Aerotropolis pockets E to J, while earlier pockets are at different stages. Planned use mixes residential, commercial and institutional land around the airport. Development of the new pockets is not complete, so buyers should check pocket-wise status and legal clearance.

Why does it matter? An airport-linked township can pull in jobs, logistics and hospitality, which is the chain that eventually supports housing demand. That chain takes years, and it is a possibility, not a promise. If you are comparing it with the New Chandigarh side, see Eco City-4 vs Aerotropolis.

Eco City-3: What Landowners and Buyers Should Know

Eco City-3 is a residential township in New Chandigarh. GMADA’s notice board lists an acquisition notice for the project, an award announcement, land-pooling forms (affidavit, form and payment form), and a public notice on plot-size options with a corrigendum. Tribune reported an award covering about 716 acres from nine villages. GMADA’s home page separately mentions a notification for about 713 acres, so confirm the exact figure on the notice itself.

How land pooling works here

Under Punjab’s Land Pooling Policy 2025 (notified 4 June 2025, amended 25 July 2025), a landowner who gives up one acre can receive 1,000 sq yd of residential and 200 sq yd of commercial land, with combinations of 500, 250 and 125 sq yd plots listed on GMADA’s land-pooling page. Press reports say that if commercial land is not opted for, the residential share rises to 1,600 sq yd per acre. The Eco City-3 plot-size notice and its corrigendum decide the exact options, so landowners should read that PDF directly.

Is Eco City-3 open for normal property buyers?

No official document we reviewed opens Eco City-3 plots to general retail buyers. The notices are for landowners choosing pooling or cash compensation. Anyone asking you for an advance booking in Eco City-3 should show a GMADA allotment document, otherwise treat the offer as unverified.

Before buying nearby: pooled plots reach landowners first. Resale of such rights depends on GMADA’s transfer rules and the stage of development. Ask for the official letter and verify it with GMADA. More background: Eco City-3 guide and GMADA land pooling policy 2026.

New Chandigarh: Development and Planning Update

New Chandigarh covers the planned expansion around Mullanpur, north of Chandigarh. GMADA’s notices include a notification for about 309 acres for Low Density and High Density housing in Mullanpur, a notice on Low Density Project land-pooling plot-size options, a notice on vertical and horizontal roads falling in the New Chandigarh Master Plan, and an acquisition notice linked to a commercial city centre in the master plan.

That tells us the area is being built out in layers: housing, roads and a commercial core. It also tells us the road alignment is still being fixed in places, which is why the exact road frontage of a plot matters. Compare it honestly with Mohali in our New Chandigarh vs Mohali guide, or browse verified properties in New Chandigarh.

Why does it stay important? It is close to Chandigarh, it has institutions already operating, and it is master planned. None of that guarantees price movement. It only improves the base on which demand can build.

Sector 87: Commercial Infrastructure

GMADA’s notice titled “Acquisition of land setting up Commercial Infrastructure in Sector 87 at SAS Nagar, Hearing of Objections U/s 15” names the villages Manak Majra, Nanu Majra, Sambhalki and Sohana. Section 15 hearing is the stage where affected landowners are heard. It is not a layout release.

Press reports on the resettlement-area declaration put the figure at 196.44 acres, which we explain in detail in Sector 87 land acquisition explained.

What is planned in Sector 87?

Sector 87 is planned as a commercial infrastructure sector in SAS Nagar. GMADA has issued acquisition notices and held objection hearings under Section 15. No official commercial plot scheme or auction for Sector 87 has been confirmed, so acquisition does not mean immediate development.

Sector 101 & 103: Industrial Development

GMADA’s list carries notices for “Acquisition of land setting up of Industrial Park in Sector 101” and “Sector 103”, both with Hearing of Objections under Section 15. The notices name villages Dhurali (Sector 101) and Dhurali and Saneta (Sector 103). A separate notice covers the revised layout of a private industrial park, Metro Park, at village Saneta in Sector 103.

The Tribune reported that about 321 acres across Sectors 101 and 103 were earmarked mainly for industry, with an environmental impact assessment and tenders at an earlier stage. Other websites quote different acreages, so use the notice, not a forward.

Why employment matters

Factories, warehouses and MSME units create jobs, and jobs create tenants and end-users. This corridor sits near the airport belt, so logistics could be a natural fit. That is a reasoned possibility, not an announced fact.

What is planned in Sector 101 and 103?

GMADA has notified land acquisition for industrial parks in Sector 101 and Sector 103, with objection hearings under Section 15. The purpose is industrial development near the airport corridor. Layouts, allotment dates and construction timelines should be confirmed from GMADA notices before relying on them.

If you hold or plan to buy an LOI or plot in these sectors, check land-pooling status and the zoning, since industrial use is not the same as residential use. Our GMADA properties page lists what we currently handle.

GMADA E-Auctions: Residential, Commercial, Chunk, Group Housing and Institutional Sites

GMADA sells residential, commercial, chunk, group housing and institutional sites through e-auction, on a page covering PUDA and the regional development authorities. Aerocity SCO and clustered SCO allotment also has its own e-auction policy. Our report on a recent large round is in GMADA 36-property mega e-auction.

How does a GMADA e-auction work?

GMADA publishes an auction notice and brochure listing sites, then bidders register online, pay the earnest money deposit (EMD) and bid within the window. The highest eligible bid wins, and payment follows the schedule in the brochure. Terms differ site to site, so read each brochure fully.

What to check in every brochure

ItemWhy it matters
EligibilitySome categories restrict who can bid; read the category rules
EMD and feesAmounts and refund rules are site-specific; do not rely on old auctions
Payment scheduleInstalments, interest and default conditions are in the brochure
TenureConfirm whether the site is leasehold or freehold, as stated
Zoning and usePermitted use, FAR, height and building restrictions
Possession and approvalsPhysical status, services and clearances
Check the latest GMADA auction notice before relying on dates or reserve prices. Reserve prices change with every round, so we do not quote any here.

Developers should also read the site-specific terms on building plan sanction and completion timelines. Individuals buying for self-use should confirm that a plot is suitable for the home they plan; our house and villa construction in Mohali page explains what design and sanction involve.

Connectivity, Infrastructure and Employment

Connectivity

Airport Road, PR7 and Zirakpur access feed the western belt, while the Chandigarh and Kharar side serves New Chandigarh. Road projects change often, and our index covers items such as the 164 ft cargo road tender.

Infrastructure

GMADA sectors are generally planned with roads, sewerage and water lines, but ground reality varies by sector. Visit the site and ask which services are live today.

Employment growth

IT City, the airport and the proposed Sector 101 and 103 industrial parks are the job anchors in the Mohali belt. They matter because end-user demand follows jobs.

Future developments

Aerotropolis later pockets, Eco City-3, the Sector 87 commercial hub and New Chandigarh’s commercial core are the main long-term items. All depend on legal clearance and execution.

Buyers in Mohali are increasingly asking one question first: is this notified, pooled, auctioned or built? That is healthy. We also see sellers loading a “future premium” into asking rates near notified land, so compare with similar completed locations. Our overpricing check guide shows how to do that. For latest rates, call an expert, because prices differ by sector, size and facing and can move within a few months.

Area-Wise Stage and Future Potential

We do not publish price numbers here, since they vary every few months. Use this table for stage, and call us for current rate ranges.

AreaCurrent Stage (per official notices)Future Potential (conditional)

Sector 101 and 103Industrial park acquisition, objection hearingsJobs and logistics near the airport belt, if units come up

Investment Perspective

The only sound way to read GMADA news is as a chain: infrastructure, then connectivity, then jobs and commercial activity, then livability, then demand, and only then a possible price effect. Each link can break. This is a potential chain, not a guaranteed outcome.

Short-term

Short term, the real effect is on legal clarity and sentiment. Verify documents, avoid advance bookings and do not pay a premium for a notice.

Medium-term

Roads, utilities and the first operating commercial and industrial units are what improve livability. Watch them being built, not announced.

Long-term

Aerotropolis, New Chandigarh and the Sector 87 and 101/103 corridors deserve monitoring over many years. Our smart property investment guide (free download) helps you set a budget and holding period before you look at any location.

Pros and Cons of Buying Near GMADA Projects

ProsCons
Government-planned layouts and utilitiesTimelines can slip due to legal and acquisition issues
Clearer paperwork when allotment is officialProximity premiums are often unjustified at early stages
Jobs, airport and institutions can support demandLand-pooling and acquisition notices can change
Transparent e-auction process for sitesAuction terms vary and need careful reading

Who Should Act and Who Should Wait

End-users should prefer sectors with services already live. Investors need a long holding capacity and a clean title. NRIs should buy only with verified documents and a specific power of attorney. Landowners in pooling villages should read the exact notice and take legal advice. Developers should read each auction brochure for use and timelines. Anyone who needs money back in a short time should avoid early-stage land.

Expert Insights

In 15+ years of Tricity work, the costliest mistakes we have seen follow the same script: a buyer sees a headline, pays an advance, and later learns the notice was only a hearing. Our rule is simple. Ask for the notice, read its title, check its date, then ask what it allows you to buy today.

One practical habit: keep a one-page file for each project you track with the notice title, date, status label and your next check date. It turns news into a decision tool. Property Ek Baar Kharidi Jaati Hai, isliye decision sirf location dekhkar nahi, poori due diligence ke baad lena chahiye.

Register online, pay EMD, bid in the window, and pay as per the brochure’s schedule. Eligibility, tenure and use differ by site.

Will GMADA development increase property prices?

It may support demand over time through jobs and connectivity, but no document guarantees price rise. Outcomes depend on execution, supply and the market.

What should I verify before buying near a GMADA project?

RERA, title, CLU, zoning, road access, acquisition or pooling status, litigation and services on the ground. Use the 15-point checklist above.
