What Is PMAY-U 2.0? (Simple Explanation)
Direct answer: PMAY-U 2.0 is the Government of India’s urban housing scheme run by the Ministry of Housing and Urban Affairs (MoHUA). It aims to help 1 crore additional urban families construct, purchase or rent a home, and runs from 2024 to 2029 (per PIB).

The “no pucca house” rule, accurately
- A beneficiary family is husband, wife and unmarried sons/daughters. The family must not own a pucca (all-weather) house anywhere in India, in any member’s name.
- An adult earning member, regardless of marital status, can be a separate household if he or she owns no pucca house.
- A pucca house below 21 sq m can be considered for upgradation up to 30 sq m under the scheme (PIB).
- Anyone who took a central/state/local housing benefit in the last 20 years is not eligible (MoHUA FAQ).
- Owning a vacant plot does not disqualify a family under ISS (MoHUA FAQ).
- NRIs are not eligible; the scheme is for citizens living in urban areas (MoHUA FAQ).

- Cash to hand? No. Assistance is released through the portal to the beneficiary’s bank account (DBT) as work progresses, with geo-tagging at construction stages (PIB).

- Renovation? BLC covers a new house, or enhancement of an existing small house (add at least 9 sqm; total carpet between 21 and 30 sqm), per the PMAY-U BLC page. Routine repairs are not covered.

Direct answer: AHP gives EWS beneficiaries assistance of up to ₹2.50 lakh (Centre + State) toward buying a home in an affordable project built by a public or private agency, with 30–45 sqm carpet area (PIB).
- Beneficiaries buying from private projects get Redeemable Housing Vouchers; States/UTs/ULBs whitelist private projects that comply with norms (Cabinet note).

Direct answer: PMAY-U 2.0 is a national scheme applied through the Unified Web Portal and implemented by States/UTs and their urban local bodies (ULBs). It is not run by GMADA. A development authority such as GMADA plans and allots land; PMAY eligibility is decided by the scheme through the state, ULB and lender route.

As of 9 August 2026, PIB reports 1.25 crore houses sanctioned across PMAY-U and PMAY-U 2.0, with more than 1 crore completed. Under PMAY-U 2.0 alone: 18.38 lakh sanctioned (BLC 14.40 lakh, AHP 2.48 lakh, ISS 1.36 lakh, ARH 13,046 units) (PIB, 16 Sept 2026). A later news report cites 18.77 lakh after a newer sanctioning meeting; the newest official dashboard is controlling (PMAY-U dashboard).
