TDI Infratech ED Raid in Mohali: PR-6 Road, Land Compensation & Property Impact Explained

If you own or plan to buy near Airport Road, Sector 119 or the PR-6 belt, one question matters: what has actually happened, and what does it change for you? The Enforcement Directorate (ED) searched the Sector 119 office of real estate firm TDI. Reports link the search to alleged irregularities in compensation for land acquired for the PR-6 road. This is an investigation stage story. Nothing has been proved in court, and no reviewed report carries a finding against any person or company.
- ED search at TDI office, Sector 119, Mohali, reported on 28–29 Sept 2026.
- Alleged issue: compensation for PR-6 land; ~₹6 crore figure is a reported suspected amount.
- Sources allege land was moved to relatives after CLU and after acquisition began. Not proven.
- PR-6 has more than one documented stretch. Do not assume one alignment.
- Buyers: verify title, CLU, RERA and actual road status. No panic, no assumptions.
What We Know: The ED Search at TDI
| Point | What reports say | Source |
|---|---|---|
| Where | TDI office, Sector 119, Mohali | The Tribune |
| When | Raid began around 11 am; reports published 29 Sept 2026 (HT reportedly dates it 28 Sept, please check the dateline of the report you read) | Tribune, Amar Ujala |
| Team | About 15 ED officials with CRPF personnel | The Tribune |
| Devices | Mobile phones of officials/employees taken; some returned after preliminary inquiry. CCTV seizure was not confirmed in the sources we reviewed | The Tribune |
| Alleged issue | Irregularities in compensation for land acquired for PR-6; suspected excess about ₹6 crore | Amar Ujala |
| Official statement | ED reportedly tight-lipped; no official statement in reports reviewed | Tribune, Amar Ujala |
What Is Alleged, and What Is Not Established
According to sources quoted by The Tribune, after land under the Master Plan received Change of Land Use (CLU) clearance, company officials allegedly transferred titles to some relatives to get higher compensation. The same report says the firm later approached GMADA to cancel those registrations, and that another land-related case is also being probed. These are source-based allegations. We did not find a response from TDI in the reports reviewed. Amar Ujala also notes the search comes amid an ED money-laundering probe linked to TDI’s earlier Sonepat projects, which is a separate matter.
Why Compensation, CLU and Timing of Transfers Matter
- Compensation is paid to the recorded owner when an authority acquires land for a road or township. Amount and eligibility depend on land status at the relevant notification date.
- CLU converts agricultural land to a permitted non-agricultural use. Land use often changes how the land is valued.
- Timing of transfers can matter because compensation rules look at who held the land, and in what condition, at specific points. That is why investigators examine the sequence of CLU, sale/transfer and acquisition.

What Exactly Is PR-6? (Officially Documented vs Reported)
“PR” stands for Proposed Road in the Master Plan road hierarchy. The name PR-6 appears in more than one GMADA context, so please do not merge them:
| Source | What it says | Status note |
|---|---|---|
| GMADA infrastructure page | PR-6 from New Chandigarh (8 lanes) to village Manana: 60 m wide, about 10 km; land acquisition started; about 3.5 km being built by Omaxe, work in progress | Page appears old; check current status |
| GMADA notification (ref. 6/22/2016-6HG1/903452/1) | Acquisition of land for a 200-foot Master Plan road P.R. 7 and part of P.R. 6 in New Chandigarh and SAS Nagar | Official record, 2016 |
| New Chandigarh zonal plan (GMADA PDF) | Shows PR-6 and PR-7 with a 60 m (200 ft) right of way | Note: 60 m ≈ 200 ft; same width in two units |
| The Tribune (undated snippet) | Deputy Mayor says PR-6 via Sector 74, 92, 114-15 (Chappar Chiri to Landran Chowk): land acquired 2014, construction not started | Reported, not an official status |
Where it connects, which villages, and status: GMADA’s page links one stretch to New Chandigarh and Manana; the Tribune snippet describes a Mohali-side stretch. Reports on the TDI search do not say which stretch the compensation case concerns, so we do not assume. We could not find a current official document showing the whole road as operational. Treat PR-6 as partly documented, partly reported, and confirm the stretch you care about with GMADA.

Luxury House & Villa Construction →Why Infrastructure Corridors Matter to Property Buyers
New infrastructure can influence accessibility and development potential, but the effect on property values depends on execution, connectivity, land use, surrounding development, supply and demand, approvals and timelines. It is not a promise that prices will rise. Points to weigh:
| Factor | Why it matters | Risk if ignored |
|---|---|---|
| Connectivity & travel time | Daily commute, airport and IT City access | Road on paper only |
| Land use & commercial activity | Decides shops, offices, homes | Wrong assumption about use |
| Rental & residential demand | Follows real access and jobs | Speculation without tenants |
| Acquisition & title | Road land may be acquired from your area | Plot partly under road |
| CLU & RERA | Legal conversion and project registration | Unapproved layout |
| Timelines | Roads can be delayed for years | Long holding period |

What It Means for Buyers Near Sector 119 and Airport Road
Existing owners with registered title and approvals are not automatically affected by a search at a developer’s office. Prospective buyers should ask developers to show CLU, licence and RERA papers for their exact phase, and check for any land-title cancellation requests.
