⚡ Quick Answer

To check GMADA property details online, open the official GMADA or PUDA citizen services. Use “Know Your UPN” if you do not have the number, then open your property details with the UPN and registered mobile number and verify by OTP. Application status is a separate service. None of this proves ownership.

Check GMADA Property Details Online: What You Can Actually Do

If you own, plan to buy or are selling a GMADA plot, sooner or later you will want to check GMADA property details online. The authority’s portals let you find a property’s Unique Property Number (UPN), open the account linked to it, see what dues are shown, and track certain applications, all without a trip to PUDA Bhawan in Sector 62.

The part that trips people up is that these are different jobs on different screens. Finding a UPN is not the same as checking dues. Checking dues is not the same as tracking an application. And none of them replaces the document checks you need before buying a resale plot.

This guide separates the four jobs, shows the steps for each, tells you what to do when something does not match, and is honest about where an online record stops being useful. It is written for ordinary owners and buyers, so every technical term is explained in plain words.

Quick Q&A · Can I check GMADA property details online for free?

Yes, the official lookup and account-viewing services are offered on the GMADA and PUDA citizen-service pages and do not require an agent. You will need property identifiers and, for the account itself, the mobile number registered against the property. Paying an intermediary just to open a government portal is unnecessary.

Which Portal Should You Use?

GMADA is part of the PUDA family of authorities, so the same citizen-service system serves several Punjab authorities. On the PUDA portal you first choose the authority (select GMADA for Mohali properties) and then pick the service. GMADA’s own website lists the same services under its “How do I” section.

What Is a GMADA UPN?

Quick Q&A · What is a UPN?

UPN stands for Unique Property Number. It is the identifier the PUDA and GMADA citizen-service system uses to find a property’s account. It is different from a plot number, sector number, application number, LOI number or allotment number, and it does not prove who owns the property.

Think of the UPN as a file number for the property’s account. A plot number tells you where the land is. A UPN tells the portal which account to open. The two are related, but you cannot swap one for the other.

Two reasons it matters. First, the dues and account service asks for it. Second, when you match the returned property details against your allotment papers, any mismatch in sector, type or plot number is an early warning sign.

⚠ A UPN is an identifier, not a titleA UPN search can confirm that an account exists. It cannot confirm that the seller in front of you is the legal owner, that there is no mortgage, or that the property is free of disputes.

How to Find Your GMADA UPN Online

Quick Q&A · How do I find my UPN?

Open the official Know Your UPN page, choose GMADA as the authority, then enter the property details the form asks for, such as location, sector, usage type, property type and plot number, along with your allotment or LOI details. Submit, review the result and save the UPN securely.

Before you start

  • Allotment letter or LOI, with the allottee’s name exactly as printed
  • Sector, property type (plot, booth, SCO, house) and plot or property number
  • The mobile number you believe is registered against the property
  • A phone that can receive an OTP

Steps

  1. Open the official page. Go to puda.gov.in/get-upn, or use “Know Your UPN” from the GMADA homepage. Type the address yourself rather than clicking a forwarded link.
  2. Select the authority. For Mohali properties choose GMADA. A property under a different authority will not show up under GMADA.
  3. Fill the property fields. GMADA’s own user guide describes selecting location, sector, usage type, property type and property number, then entering the LOI or allotment letter number, the allottee’s name and a mobile number. The live form may show different or additional fields, so follow what is on screen.
  4. Expect a match check. The same guide says the system compares the name with the LOI or allotment number and shows a mismatch message if they do not agree.
  5. Verify by OTP if asked. The guide describes an OTP sent to the mobile number you entered. Enter it only on the official page.
  6. Read the result and save it. Note the UPN, then compare the property details shown with your documents.
💡 Honest limitationThe PUDA portal loads as an interactive app, and we could not render its live form for this guide. The field list above comes from GMADA’s published user guide (2020) and the portal’s own menus, so labels may have changed. We have not tested OTP delivery. If a step looks different on your screen, trust your screen.

How to Check GMADA Plot Dues Online

Quick Q&A · How do I check GMADA plot dues online?

Open GMADA’s Know My Property Details service or PUDA’s Your Property Details, enter the UPN and the registered mobile number, and complete OTP verification. The account page should then show the property’s account statement and any outstanding amount. Compare every entry with your payment receipts before relying on it.

  1. Open the right service. Use “Know My Property Details” on the GMADA site, or “Your Property Details” on the PUDA portal after selecting GMADA.
  2. Enter the UPN. This is the number you found in the previous section.
  3. Enter the registered mobile number. The portal states that, for security, you must verify your authorisation on the property. That is why the mobile number linked to the property matters.
  4. Complete OTP verification. Enter the code sent to that number.
  5. Review the account. GMADA’s own sale-permission form tells applicants to check the account statement under “Know your property details” and pay any amount due. The portal’s description says you can learn about property dues and pay them online.
  6. Save what you see. Take a dated screenshot or print the statement if the portal offers a print option.
  7. Reconcile with receipts. Match each payment shown against your receipts and bank entries. Note any gap.
  8. Query anything odd. If an amount looks wrong, or the account will not open, contact the helpdesk (see the section on wrong dues).
⚠ A displayed balance is not a clearanceAn online balance shows what the authority’s account currently records. It does not say that no other liability, legal issue or restriction exists. A formal No Due Certificate and the document checks below are separate steps.
What we could and could not confirmWe could confirm from official pages that the services exist, that they ask for the UPN and registered mobile, and that an account statement is part of the property-details service. We could not confirm the exact columns each account shows, because the live screens sit behind an OTP. Do not assume every account displays identical fields.

Linking a Mobile Number With Your GMADA Property

Quick Q&A · Why link a mobile number?

The dues and account service verifies you through the mobile number registered against the property. If that number is old, or belonged to a previous owner, you cannot receive the OTP. The official Link Mobile No With Your Property service exists for owners who need to update it.

Use the official mobile-linking page only for a property you are legally entitled to manage. Keep your allotment letter, ID and any previous transfer papers handy, because the process is built to check authorisation.

If you recently bought a plot, updating the registered mobile is a sensible first housekeeping job. Dues and service messages go to whatever number is on file.

⚠ Never use someone else’s OTPA buyer should never ask a seller to read out an OTP, and no one should impersonate an owner to open an account. If you are not the owner yet, ask the seller to share the statement openly, or ask the helpdesk what route applies.

If the registered number is no longer reachable and self-service linking does not work, contact the GMADA helpdesk with your documents. We cannot promise a particular outcome there, because it depends on the authority’s verification.

If the UPN, Record or OTP Does Not Work

ProblemWhat to checkRecommended next step
UPN not knownAllotment or LOI papers, plus the lookup fieldsUse the official Know Your UPN search
Property not foundAuthority, location, sector, usage and property typeRecheck each entry, including spelling of the allottee’s name
Name mismatch messageName exactly as on the LOI or allotment letterRetry with the printed spelling, then contact the helpdesk
OTP not receivedWhether the number you entered is the registered oneRetry once, then contact the helpdesk
Number belongs to a previous ownerYour authorisation and papersFollow the official mobile-linking process
Balance looks wrongReceipts, transaction references, statement entriesRaise a documented query
Application not foundReference or diary number, year and locationRecheck, then contact the right GMADA office

We do not claim every problem can be fixed online. Some records are older or were never fully digitised, which is why the helpdesk route exists.

How to Check GMADA Application Status Online

Quick Q&A · How do I check application status?

Application tracking is separate from property dues. GMADA’s Single Window Status page asks you to select the location, such as SAS Nagar-GMADA, and then enter an application reference ID or a diary number with its diary year. The UPN is not what that page asks for.

  1. Open the status service. Use “Know My Single Window Status” from the GMADA site, or go directly to the Single Window Status page.
  2. Choose the location. The page lists authorities such as SAS Nagar-GMADA and SAS Nagar-PUDA. Pick the one that handled your file.
  3. Enter your details. The page asks for an Application Ref. Id, or a Diary No. with a Diary Year.
  4. Read the status shown. Note it down with the date.
  5. Keep the reference safe. You will need it for any follow-up.
Official disclaimer worth rememberingThe status page itself says that in case of any discrepancy, the record maintained with the office takes precedence over the online information. Treat the screen as a guide and the office file as the final word.

The PUDA portal also lists a “Know your Application Status” option. We have not confirmed which application types each service covers, so if one route returns nothing, try the other and then ask the helpdesk. If a status looks pending or unclear, do not guess what a label means. Ask the office what the stage is and what, if anything, you need to submit.

Paying GMADA Property Dues Online, Safely

Official pages describe online payment of property dues through the property-details service, and PUDA’s older site listed “GMADA Property Online payment” under its e-services. We could not step through a live payment, so we do not describe gateway screens or buttons here. Use the official property-details service and follow its prompts.

  • Reach the portal from the government website, not from a forwarded link
  • Confirm you are in the correct property’s account before paying
  • Check the amount and period against your own records first
  • Save the official receipt and the transaction reference
  • Never share OTPs, banking passwords or card details with an intermediary
  • If money is debited but the account does not update, raise it with the helpdesk using your transaction reference
⚠ Fake payment pages existLook-alike pages are a common trick around government services. If a page asks for payment and you are unsure of its source, close it and start again from the official GMADA or PUDA site.

If the Dues Look Wrong: A Practical Procedure

  1. Collect the account view. Save the displayed statement or screenshot with the date.
  2. Collect receipts. Gather every payment receipt and bank entry.
  3. Pin down the entry. Identify exactly which amount or line you dispute.
  4. Prepare references. Keep your UPN, transaction references and any application numbers together.
  5. Contact the helpdesk. GMADA’s contact page lists a helpdesk email, helpdesk@gmada.gov.in, a helpdesk mobile, 78886-96869, and a landline, +91-172-2215202, with timings of 9 AM to 5 PM on working days when we checked. Confirm on the official contact page before you call.
  6. Visit if needed. The office is at PUDA Bhawan, Sector 62, S.A.S. Nagar.
  7. Keep the complaint number and follow up through the same channel.

Royals can help you organise the enquiry and work out the next questions to ask. We cannot change GMADA’s records or promise a particular decision.

GMADA Property Account vs Ownership Proof

Quick Q&A · Does a clear online account mean safe to buy?

No. A successful UPN search or an apparently clear account does not by itself establish legal ownership, guarantee transfer eligibility, or prove there is no mortgage, litigation or encumbrance. It is one useful input. Ownership and risk need document checks and, for large transactions, a qualified property lawyer.

RecordWhat it can tell youWhat it cannot tell you
UPN / property lookupThat an account exists and which property it maps toWho legally owns it
Account statement and duesWhat the authority currently records as paid and dueMortgages, disputes, restrictions
Application statusProgress of one submitted fileAnything about the property’s title
Allotment or LOI documentsThe original allotment terms and allotteeWhether later transfers were valid
Conveyance or registered deedThe transfer on record at the registrarCurrent liens or court orders
Punjab land recordsRevenue entries, mutation, registered-deed viewsGMADA account dues

Punjab’s land records portal lists services such as viewing jamabandi, mutation and registered deeds. That is a separate system from GMADA’s property account, serving a different purpose. Use it when you need a revenue-record check, not as a substitute for the GMADA account.

For the full legal verification routine, read our GMADA property verification guide. This page covers the portal side; that one covers title, court and encumbrance checks in depth.

Buying a Resale GMADA Plot? Use This Checklist

This is a due-diligence guide, not a legal opinion, and it is no substitute for a lawyer reviewing the complete property file.

  • Confirm the property number, scheme, sector and location
  • Match the portal details with the allotment documents
  • Read the LOI or allotment letter and its conditions
  • Check the account statement and any outstanding dues
  • Match the payment history with receipts where available
  • Ask GMADA which sale or transfer permission process applies
  • Review the conveyance deed or registered deed
  • Confirm mortgage status and any lender clearance (see CERSAI)
  • Ask about disputes and run a court search (see eCourts)
  • Confirm transfer restrictions and paperwork with GMADA
  • Keep every receipt, approval and registered document
  • Verify the final ownership record through the authority’s process

Common Mistakes to Avoid

Treating UPN as proof of ownership

It identifies an account. It does not establish title.

Trusting a low balance

A small or zero balance does not rule out disputes, liens or transfer problems.

Mixing up numbers

Plot number, application number, LOI number and UPN are all different.

Wrong authority or category

A wrong authority or property type in the lookup returns nothing or the wrong account.

Assuming the old mobile works

The registered number may belong to a previous owner or be switched off.

Relying on screenshots

A seller’s screenshot can be old or edited. Check the live official page yourself.

Ignoring receipts

The portal and your receipts should agree. If they do not, find out why.

Sharing OTPs

No genuine service needs your OTP shared with a third party.

Why This Matters in 2026

More of the authority’s routine services now sit on citizen-service pages, so owners are expected to manage basic account checks themselves. At the same time, resale activity in Mohali’s sectors means buyers regularly meet sellers who hand over a screenshot and say everything is clear. Knowing how to look at the account yourself changes that conversation.

Benefit 1: You see the account yourself

Instead of relying on a seller’s summary, you can ask to see the live account together, with the owner’s consent and OTP entered by the owner.

Benefit 2: You catch mismatches early

A mismatch in sector, plot type or name between the portal and the documents is far cheaper to discover before paying an advance than after.

Benefit 3: You arrive at GMADA better prepared

If you do need the helpdesk or the Estate Office, a saved statement, receipts and reference numbers make the conversation shorter and clearer.

Frequently Asked Questions: Check GMADA Property Details Online

How do I check GMADA property dues online?
Open the Know My Property Details service on GMADA’s site, or Your Property Details on PUDA’s portal. Enter the UPN and the registered mobile number, complete the OTP step, then review the account and any dues. Compare entries with your receipts.
How do I find my GMADA UPN?
Use the official Know Your UPN page. Select GMADA, enter the property details the form requests, and submit. Save the UPN once it appears.
What is a GMADA UPN?
It is the Unique Property Number the citizen-service system uses to identify a property account. It is not a title document.
Is a UPN the same as a plot number?
No. A plot number locates the land within a sector. A UPN identifies the account in the portal. Application, LOI and allotment numbers are different again.
Can I use an allotment or LOI number?
GMADA’s user guide describes entering the LOI or allotment letter number with the allottee’s name and mobile in the UPN process. The live form may differ, so follow what it asks for.
Why does it ask for a registered mobile number?
The portal says that, for security, you must verify your authorisation on the property. The OTP goes to the number registered against it.
What if I cannot access the registered mobile, and how do I link a new one?
Use the official mobile-linking page if you are the authorised owner. If that does not work, contact the GMADA helpdesk with your documents. Never use someone else’s OTP.
How do I check GMADA application status?
Use the Single Window Status page. Select the location, then enter the application reference ID or the diary number with its year.
How can I see my property account statement?
GMADA’s own sale-permission form points applicants to the account statement under Know your property details. Open that service, verify with your UPN and registered mobile, and look for the statement.
What should I do if the dues look incorrect?
Save the statement, gather receipts and transaction references, and contact the helpdesk at helpdesk@gmada.gov.in or the published phone numbers. Keep the complaint number.
How do I pay GMADA property dues online?
Official pages say dues can be paid online through the property-details service. Reach it from the government site, confirm the property and amount, and save the receipt and transaction reference.
Does a zero balance prove a GMADA plot is safe to buy?
No. It shows the account’s current dues only. It does not rule out mortgages, disputes, transfer restrictions or title defects.
Does a UPN prove ownership?
No. It identifies an account. Ownership is established through allotment, conveyance or registered deeds and the authority’s records.
How can I check whether a resale GMADA plot is suitable?
Use the portal as a first look, then work through the document checklist above: allotment papers, dues, transfer permission, deeds, mortgage and court checks, ideally with a property lawyer.
What is the difference between GMADA dues and Punjab land records?
GMADA’s account shows allotment payments and dues. Punjab’s land records portal shows revenue records such as jamabandi and mutation. They answer different questions.
Where can I contact GMADA for help?
The official contact page lists PUDA Bhawan, Sector 62, S.A.S. Nagar, the helpdesk email and phone numbers. Confirm timings before you call.
What should I verify before paying an advance on a resale plot?
The allottee’s name, the account and dues, transfer permission requirements, the deeds in the chain, mortgage status and any court cases. Pay nothing in cash and keep every receipt.
